Slab Foundations & North Texas Clay Soil

If you're building in North Texas, the soil under your foundation is the single most important factor in how long it lasts. Here's what every homeowner should know about clay soil and slab foundations.

Why North Texas Clay Is Different

Our soil is expansive clay — it swells when it absorbs water and shrinks when it dries. That expansion and contraction puts enormous pressure on foundations. It's why so many North Texas homes develop foundation problems over time. The soil doesn't just sit there; it moves.

How Clay Affects Slab Foundations

When clay swells, it pushes up on the slab. When it shrinks, the support underneath disappears and the slab can settle or crack. Over years of wet-dry cycles, the movement adds up. A foundation poured without accounting for this — proper sub-base, reinforcement, and drainage — is fighting a losing battle.

What Proper Prep Looks Like

It starts with soil assessment — understanding what's actually under your foundation. Then proper excavation and sub-base preparation, moisture conditioning of the soil before the pour, reinforcement (rebar) sized to the expected loads, adequate thickness for the soil conditions, and a drainage plan to manage water around the foundation. Skip any of these and the clay wins.

Drainage: The Other Half

Even a perfectly poured slab fails if water pools around it. Proper grading moves water away from the foundation. Gutters, downspout extensions, and soil slope all matter. We design drainage into every foundation project because it's not optional — it's structural.

Signs of Foundation Distress

Watch for: cracks in walls or ceilings, doors and windows that stick or won't close, cracks in the slab itself, and sloping or uneven floors. If you see these, get an assessment — foundation problems don't fix themselves, and they get more expensive the longer they go.
